Built for this ground
Virginia Farm & Land exists because farms and rural acreage do not sell the way houses do, and most real estate marketing does not bother to understand the difference. We built this site for landowners in Fauquier, Loudoun, Prince William, and Culpeper counties who are trying to figure out what their ground is worth and what their options are, whether that means selling a farm or selling raw land, and for buyers who want acreage that actually works for what they intend to do with it, including the buyers we already represent.
The tagline is simple: local land knowledge, proven real estate experience. Both halves matter. Knowing the corridor is not enough without the license and the transaction experience behind it, and the license is not enough without having actually worked this ground.
Run by someone who has done the work
Inquiries here are handled by a Virginia real estate agent who lives on and operates a working cattle farm in Fauquier County — one that was built from raw land, not inherited already fenced and watered. Clearing ground, running a well, arguing with a health department over a perc site, fencing pasture, and paying a rollback tax bill are not abstractions here; they are things that have actually been done on this specific farm.
That agent has been licensed to sell real estate in Virginia since 2002. Combining a working farm's daily reality with two decades of transaction experience is the whole point of this site.
How we work
We talk straight, and we do not push. If your land is not worth what you hoped, we will tell you why. If a data-center offer sounds too good to be true, we will walk through what it actually means before you sign anything. If you are not ready to sell, that is a fine answer too.
Due diligence on rural property is not the same as due diligence on a house, and we treat it that way. That means checking land-use and rollback status, easements recorded against the parcel, zoning and division rights, well and septic history, and legal access before a property ever goes to market or before a buyer makes an offer.
What we don't do
We do not run a cash-buyer lowball model — showing up with a fast, deeply discounted offer and pressure to sign quickly. If that is not the right fit for your situation, we will say so.
We do not operate a doorway listing farm, collecting properties to hand off to other agents for a referral fee without real involvement in the sale. And we do not advertise or market a property without the owner's written authority.

Do you only handle large farms?
No. We work with everything from small acreage parcels to large working farms, for both sellers and buyers.
Will my conversation with you be confidential?
Yes. An initial conversation about your land does not obligate you to list, and we do not advertise a property without written authority.
Do you give tax or legal advice on a farm sale?
No. We can walk you through land-specific issues like rollback taxes and easements in general terms, but you should talk to your CPA or attorney for advice specific to your situation.
